Farm Campsite Regulations, Terms and Conditions
Welcome! In order to ensure a peaceful, safe and respectful stay for all guests, please read the following regulations carefully.
1. Check-in e Check-out
Check-in: from 3:00 pm to 7:00 pm; late Check-in is allowed until 8:00 pm with a surcharge of €20
Check-out: by 10:00 am
2. Accommodations – General Provisions
Each unit may host a maximum number of guests as per booking.
In the Family Eco Friendly Lodge and Lodge Deluxe tents, upon request, it is possible to add one extra single bed and one cot with sides for infants or children up to 3 years old.
Cooking inside the Family Eco Friendly Lodge and Lodge Deluxe tents is strictly prohibited.
Lighting fires outside the designated barbecue area is prohibited.
3. Quiet Hours
Guests are requested to observe silence from 9:00 pm to 9:00 am.
4. Use of the Common Area
The common area is open from 8:00 am to 10:00 am and from 4:00 pm to 6:00 pm.
5. Barbecue Area
The barbecue area is the only place where lighting fires is permitted.
Opening hours are from 12:00 pm to 2:00 pm and from 6:30 pm to 8:00 pm.
6. Pets
Dogs and pets must be kept on a leash (max 1.5 m), supervised at all times and comply with Italian regulations regarding muzzles and dangerous breeds.
Management reserves the right to remove guests who fail to comply.
7. Clause – Prices, Sales Channels, Taxes, Commissions, Deposits and Cancellations
The rates for stays and services offered by the Farm Campsite are published and made available to the public through the official website of the property, connected booking engines and online travel agencies (OTAs).
For purchases and services requested directly on site, only the prices shown in the price list displayed at the Farm Campsite at the time of the request or purchase shall apply.
Rates are dynamic and may vary depending on seasonality, weekends, public holidays, length of stay, number of guests, remaining availability and commercial conditions applied on the various sales channels. It is expressly acknowledged that prices may differ from one online platform to another, without this entailing any obligation of rate alignment between the different channels.
Pursuant to Articles 1326 of the Italian Civil Code and Articles 49 et seq. of Legislative Decree 206/2005 (Consumer Code), the contract shall be deemed concluded at the time of booking confirmation. For contractual and financial purposes, the price indicated on the chosen purchase channel at the time of booking and accepted by the guest shall prevail, or, for on-site purchases, the price displayed at the property at the time of the request.
Tourist Tax, Extras and Optional Services:Where required by applicable municipal regulations, the tourist tax is not included in the accommodation rate unless expressly stated otherwise and shall be paid by the guest in accordance with the procedures and amounts established by the competent Municipality.
Unless otherwise specified, the accommodation rate does not include additional services, supplements or optional services requested by the guest, including but not limited to: extra cleaning, additional linen changes, rentals, breakfast, paid services, services provided by third-party operators, consumption exceeding any included thresholds, and any other service not expressly included in the base rate.
Such amounts shall be communicated prior to the provision of the service and must be paid according to the payment methods indicated by the property.
OTA and Intermediary Commissions: In the event of bookings made through online travel agencies (OTAs) or other intermediaries, the contractual conditions provided by the respective platform shall apply.
Any commissions, intermediation fees or service charges retained by the OTA are not attributable to the property and, in the event of cancellation or refund, may not be reimbursed where this is provided for under the platform’s terms and conditions.
The property shall not be liable for any additional costs, deductions or economic conditions applied by the intermediary and not directly dependent on its own will.
Confirmatory Deposit: Where provided at the time of booking, any advance payment shall be deemed paid as a confirmatory deposit pursuant to Article 1385 of the Italian Civil Code, unless expressly stated otherwise.
In the event of cancellation attributable to the guest beyond the deadlines provided under the selected rate, the property shall be entitled to retain the deposit as compensation, without prejudice to the right to claim further damages where proven.
In the event of non-performance attributable to the property, the guest shall be entitled to the return of double the amount of the deposit paid, within the limits and in accordance with applicable law.
Cancellation Penalties and No-Show: The cancellation conditions applicable shall be those indicated at the time of booking on the chosen purchase channel and accepted by the guest.
In the event of cancellation beyond the permitted deadlines, no-show, or early departure not previously agreed upon, the property shall be entitled to retain the amounts provided for under the applicable rate conditions, which may include the full amount of the stay.
This is without prejudice to any mandatory consumer protection provisions under applicable law.
Manifest Errors in Price Publication: In the event of a material or manifest error in the publication of a price, recognizable under ordinary diligence as clearly incongruous or manifestly disproportionate in relation to the value of the service offered, the property reserves the right to correct such error even after a booking request has been made.
In such case, the guest shall be promptly informed and may choose either to confirm the booking at the corrected price or to withdraw without penalty, with full reimbursement of any amounts already paid.
The provisions of Articles 1430 et seq. of the Italian Civil Code regarding mistake, as well as the applicable provisions of the Consumer Code, shall remain unaffected.
8. Safety and Responsibility
Management is not responsible for theft or loss.
9. Respect for the Environment
Guests are invited to use water and energy responsibly and separate waste correctly.
Throwing cigarette butts on the ground is prohibited.
10. Referral to statutory provisions
Reference is made to Italian legislation and principles of civil coexistence.
11. Acceptance of Terms and Regulations
By completing the booking, the guest expressly declares to have read, understood and fully accepted these Terms and Conditions, the Farm Campsite Regulations, and the Service Charter, as published on the official website of the property and/or made available through the booking channel used.
The submission of a booking request and/or the confirmation of the reservation constitutes full and unconditional acceptance of the above-mentioned documents, which form an integral and substantial part of the accommodation contract.
The guest further declares that the contractual documentation has been made available prior to the conclusion of the contract and that sufficient time has been granted to review its contents.
